Nine Mile Hill Development
Together with longtime business partners Richard Bren and Martin Burke, Sierra Dorado, Inc. (SDI) real estate development, private equity and advisory investment group has a Representation Agreement with the owner of this magnificent 3,320 acre property located in Northern California on Interstate I-5 between Redding and Red Bluff. On behalf of the landowner SDI has exclusive rights to identify and negotiate a Purchase and Sale Agreement with qualified Active Adult Community developers. The project has an approved master plan and vested Tentative Map for a total of 3,700 homes that includes an Active Adult Community consisting of 3,450 units and 250 traditional homes. More than 1,400 acres of Oak Tree lined rolling hills with dramatic views of Mt. Shasta and Mt. Lassen will be permanently preserved and protected as Open Space.
The property has a Specific Plan and a fully approved Development Agreement with the County of Tehama, allowing for a total of 967 acres of residential development, an 18-hole golf course, a 12-acre recreation center, approximately 67-acres of mixed-use/commercial development (including 8-acres for medical facilities). A substantial amount of undeveloped and Oak Tree covered Open Space (42% coverage) has been allocated along with the associated public facilities and infrastructure necessary to serve the site, including building structures for fire and emergency services, as well as sewer, water, and drainage facilities.




Sierra Dorado Reno Property – Conservation & Stewardship
Our Town Development Group, LLC closed escrow on December 23, 2020, acquiring the original 155-acre Sierra Dorado property located in South Reno, Nevada between I-580 and South Virginia Street (Highway 395), just south of Mt. Rose Highway (SR 431).
The site includes the home of the Ormat Technologies geothermal electricity-generating facility, which occupies approximately fifteen acres. Since acquisition, 5 acres were sold to Waste Management, and 44 acres were sold to an adjoining property owner, leaving a 103-acre core parcel.
After extensive coordination with state and federal agencies and environmental experts, Town Development Group elected not to pursue industrial development of the remaining land. Instead, the entire 103-acre parcel will be preserved and set aside for permanent conservation, as it contains one of the only known habitats of the federally and state-listed endangered Steamboat Buckwheat plant species.
The remaining acreage is planned to be sold to the State of Nevada under the Southern Nevada Public Lands Management Act (SNPLMA), ensuring long-term protection of this extremely rare and environmentally sensitive land for future generations. This decision reflects a deliberate commitment to stewardship, conservation, and the protection of an irreplaceable natural resource.
